We operate across Edinburgh, Glasgow, London, Manchester, Newcastle and York, and we can support properties elsewhere in the UK. If yours is outside those cities, we'd still like to hear from you.

Yes, we do, provided the building permits short-letting and the unit meets the standard our guests expect. We'll review yours during the initial call and give you a clear answer quickly.
Fees & Payments

We charge a percentage of the income your property earns, and that percentage is the whole ongoing fee. Exact pricing is confirmed on a free discovery call , based on your property type, location and the services you need.

No. Our fee is a single percentage of booking revenue. Cleaning is passed through at cost to the guest, and any maintenance or compliance work is quoted in advance for your approval.

You're paid monthly by bank transfer, with an itemised statement showing every booking, every cleaning fee and our management charge, so you can see exactly where each pound went.

Utilities stay with you, the same as any long-let. We restock guest consumables like toiletries, coffee and cleaning supplies, and bill them at cost on your monthly statement, so you'll never pay a markup.

We provide clean monthly statements your accountant can drop straight into your return. We aren't tax advisors, so for anything beyond the numbers we'd point you to yours, and we'll make sure every figure they need is easy to find.

We charge a one-off onboarding fee, which varies with your property and the agreement you choose, and reduced rates are available on longer-term plans. The only other upfront costs are whatever brings the property to short-let standard, such as interior design, furnishings or compliance work.

We offer flexible agreement options to suit different circumstances, including longer-term plans with built-in break clauses. If flexibility is important to you, there's an agreement to match.

A short, plain-English document covering scope, fees and notice. We'll walk you through it line by line before you sign, and you're welcome to have your solicitor look it over first.

Yes, and owners do this often. We coordinate the handover, take on existing bookings where possible, and rebuild the listing under our account so your calendar keeps earning through the change.

Tell us as early as you can and we'll work around your plans. We'll pause new bookings, manage viewings around guest stays, and step back once contracts complete.

Of course. Give us notice and we'll stop taking new bookings, see out the ones already confirmed, and hand the property back clean and ready for a long-let agent.

We share the risk. If your property is under-performing, we sit down with you, adjust the pricing, refresh the listing and recommend improvements where they'd help. Our fee is performance-linked, so a quiet calendar costs us too, and we're motivated to fix it fast.
Your Property

Yes. Short-lets need to be fully furnished and equipped to hotel standard, because that standard is what earns the nightly rates. If your property needs work, we offer a furnishing service through trusted suppliers at trade prices.

Clean, neutrally decorated and well-lit, with quality beds, fast broadband, a smart TV and a well-stocked kitchen. You'll get a full setup checklist during onboarding, so there's never any guessing.

Always. Block any dates you like, as far ahead as you like, and we'll work the booking calendar around them. It stays your home, and everything we do respects that.

Guest screening, damage protection on every booking, post-stay inspections and proactive maintenance all work together to keep the property in shape, so small issues get spotted early and fixed while they're still small.

We check the title deeds and lease before anything goes live. If short-letting isn't permitted, we'll tell you straight, because a breach would cost you far more than a listing is worth.

We do, every night of the year. Our team covers guest communication 24/7, so a midnight lockout or a broken boiler reaches us and never reaches you.

Every booking goes through ID verification and checks on booking history, purpose of stay and group composition. If something feels off, the guest gets a polite decline before they ever reach your door.

We run a strict no-parties policy across every property we manage, and it's the single biggest thing we do to protect your home. Stag and hen groups are declined at the enquiry stage.

Platform damage protection covers most incidents. We document everything with photos, file the claim and keep you in the loop until it's resolved, so you're informed the whole way through and the paperwork stays with us.

Most stays use a secure smart lock or key safe with full digital instructions, which guests tend to prefer. In-person check-in is available where the property requires it.

Our pricing strategy keeps cancellation impact low, and when a cancellation does land we re-market the dates straight away, so the freed-up nights go back on sale across every platform and the calendar keeps working.

Most properties are listed within 14 days of sign-off. The exact timeline depends on photography scheduling, furnishing and any compliance work needed, and we'll map it out for you during onboarding.

Yes, always. A walk-through is part of onboarding, so we can plan the shoot, check the essentials and flag anything that needs sorting before guests arrive.

Proof of ownership or landlord consent, ID, insurance details, and Wi-Fi and access information. We'll send a short checklist after the first call, so nothing gets missed.

You don't need to be anywhere near the property. The service is built for hands-off owners, including owners in another city or overseas.
